Looking for a fiduciary financial advisor to help map out my investment strategy and ideally a path towards FIRE. I'm currently not a high net worth individual but have 1 investment property. Any recommendations are appreciated :)

First I'd like to start off with I know I goofed on the deadline and being last minute. This has been a particularly tricky year in my personal life and I simply forgot with everything going on.

That being said & with the understanding that the IRS needs their tax by the 16th, is there anyone who is available to help with my taxes? My documents are already organized & I'm house hacking a single family home with 2 tenants.

Good morning! Wondering if anyone else here rents per bedroom to college students? I'm a somewhat new landlord & have 1 tenant moving out while the other is staying. Wondering how to go about the security deposit & getting the unit ready for the next tenant. Cleaning fees are usually taken out at the end of a lease but how would that work when 1 of the 2 tenants are staying? My thoughts are to hire a cleaning company for the common areas & her bedroom but to be honest I don't know if it's even possible to fairly deduct from one without affecting the other's security deposit until the following year when they're graduating.

I'm looking for a CPA who can utilize cost segregation, appreciation, and depreciation. I have a single family owner-occupied investment property that I rent 2 rooms out of. I prefer to work with someone who has experience with investors in similar situations.

I live in a SFH in Hamden listed as my primary residence & rent out 2 rooms to local college grads. I'd like to still itemize my expenses and depreciate my appliances but with this listed as my primary residence I'm not sure how much I'm allowed to deduct. Is there anyone in the BP community familiar with an arrangement like this who can help me prep my taxes this year?

Hi BP community! I am renting out my single family home I currently reside in per bedroom. I currently have 2 tenants who are college grads at the local colleges. Their parents are cosigners and pay their rent+utilities. They typically always pay on time but recently the parent didn't pay their portion of the utilities until the following month. This normally wouldn't be a big deal but it was an oil delivery & it was frustrating worrying about whether it would be paid. In the lease it states that utilities are split equally among tenants & myself.

My question is how long are tenants allowed to have before I'm able (if I'm able) to charge a late fee? How much of a late fee am I allowed to charge?
