@Mose Gebremeskel - I'm suspicious of platforms that offer services at no cost. The amount and type of data they collect for "free" use is concerning.

@Brandon Croucier - thanks for the response. what source do you like for background checks? I saw someone reference RentPrep. Looks like a pretty straightforward site with comprehensive background check

Hi all,

Is there a free online application portal landlords can use for free? I only have one unit that I hope I will continue to retain a tenant long term. Current tenants are moving out after over 4 years! The last time I went through tenant applications it was a paper/pencil situation. It seems by now people would expect, and I'd like an online format. But with people entering highly sensitive information, it can't just go anywhere. What do people use? 

Additionally, do people have recommendation on efficient ways to screen a tenant upon application? 

I'm doing this for the first time on my own after a divorce, so I'm aiming for efficiency, affordability, while also being able to find tenants I feel good about being such close neighbors with.

I have an owner-occupied duplex (100 yr old structure). Great tenants *knocks on wood*. I am stretched past capacity as a full-time working single mom to a young child. If I had one less major responsibility, I'd be fine keeping up on all the property maintenance myself, but I am maxed out. I am wondering if hiring a property manager would be helpful as an ally/advisor in keeping this building in good repair. This is the first time I've considered it, and appreciate any input on what to look for in a company or PM, reasonable cost, or other considerations as I think about this as an option. Thanks all!!
