*Part I: Repair and Renovation Laws and Regulations
-We'll be reviewing Massachusetts laws on residential repair and construction. We'll cover which trades require being licensed, which kinds of contractors must be registered, and we'll cover permits and inspections. The goal is to give owners and managers knowledge to identify contractors who operate by the book, or a roadmap to become licensed in your own right. As landlords we must remain compliant at all times with the sanitary code and Chapter 93A the consumer protection statute. Improperly done work will land us in hot water with our renters.
*Part II: How to Vet and Manage Contractors
-In this part of the meeting we'll be talking about best practices for jobs big and small. Can you screen a contractor like you can a renter, knowing that the person you do business with is not going to take your money and run? How can you get a contractor to show up each day? What do you need to do to protect yourself against delays, cost overruns, or bad decisions? How do you manage access to the premises, surprises, bidding, and subs? This will be a moderated discussion.
These presentations and discussions will be given by MassLandlords volunteers and staff.

Whether you're coming from the point of view of individual landlording, or if you're an experienced corporate landlord looking to get the latest industry update, this presentation on commercial lending will give you the perspective you need to grow your income property business.
We'll start by covering the different expectations in the commercial world vs residential mortgages. Maturity date, rate, and down payment are just the beginning. We'll also cover minimum loan amounts, and prepayment penalties. Next we'll cover properties where commercial lending does not apply, and talk about how even owner-occupied properties might need or benefit from a commercial loan.
We'll cover the application process. We'll show you what lenders look for and what kinds of projects may not be lendable (including some renovation work or empty buildings). We'll also cover the major difference with residential mortgages, which is ongoing reporting requirements during the life of the loan.
Unlike with residential mortgages, where maturity means the loan is paid off, commercial mortgage maturity often results in refinancing and ongoing debt. We'll talk about this and about the collections process, in case you want to buy a commercial foreclosure. Finally we'll cover special cases, including portfolio lending, lines of credit, and transferring properties into an LLC.

*Part I: Tornado Preparedness, Decreasing Slips and Falls
Personal injury lawsuits can strike like a bolt out of the blue, but there are simple things every landlord can do to minimize your risk. Do you know what you'll say or do when someone slips? What if someone's car is destroyed by hail, and they sue you as the landlord? What if someone is struck by lightning sitting at your picnic table or by your pool? In addition to the Storm Ready Certification: Supporter Designation, which is free, there are cases you need to know about and easy steps to take.
This part of the presentation will be given by Dr. Alicia Wasula, CCM, President of Shade Tree Meteorology and 2019 Chair of the American Meteorological Society Board of Certified Consulting Meteorologists. Dr. Wasula is smart, down to earth, and experienced at helping landlords large and small ensure they are prepared for hazardous weather. Dr. Wasula's goal is to minimize the risk of litigation due to an injury occurring on your property.
*Part II: Free and Discounted Energy Upgrades
Eversource will be joining us to discuss free and discounted energy upgrades for market rent and low-income rentals: windows, insulation, heating systems, lighting, variable frequency drives, heat pumps, hot water on demand, and more. These programs will apply to market rate duplexes and up, and low-income five units and up. There are new additions for 2019 and some of the additions are well worth finding out about.
These efficiency upgrades cover common areas, inside units, and all exteriors. They will now replace single pane windows in electrically heated units. Air source heat pumps are available with preferrential loan terms. Don't own a large building? That's okay, they can group two smaller ones and treat them as if they were a single larger complex. This information is relevant wherever you own property, these are state-wide programs. There are two distinct paths depending on income eligibility.

Did you know that renter advocates and their Reps and Senators blame landlords for an over-regulated market? They want to further prevent us from selling our properties to our children, charging market rents, or evicting the worst tenants, against whom witnesses are required in court. We'll review bills called "tenant opportunity to purchase," rent control, and just cause eviction pending speaker availability and audience interest. We'll look at the actual bill text and see what they're proposing and what problems they're trying to solve.
*Part II: Ways to Make More Money with Existing Properties
When you can't buy a new property, is your income maxed out? Maybe not. For "Ways to Make More Money with Existing Properties,", we'll be presenting the best tips and tricks we've learned from talking with hundreds of landlords over the years for offering a higher level of service and earning more. We'll start with easy stuff like knowing your water pressure (you do know your water pressure, right?) and work up from there. A major portion of the presentation will be strategies for negotiating higher rent with applicants other landlords might unfairly reject. We'll end with guidance on leaving paper checks behind and going digital with online rent collection that fits tenants' income patterns, avoids overdraft, and helps your renters build credit. Don't miss these strategies for improving your bottom line by doing right. Real estate is a great way to build wealth over time by doing more for others.
This segment will be presented by Doug Quattrochi, Executive Director of MassLandlords, Inc. MassLandlords members represent the experience of tens of thousands of rental units, and each presentation a new idea comes up that gets worked into subsequent presentations. Come prepared to learn some great ideas but also please think about what you want to share with the room. Our season finale will be back at Longmeadow where we'll discussing our buildings and our portfolios.
-Part I: Residential State Sanitary Code
We'll start the evening by reviewing the residential state sanitary code, which is the defining feature of residential rental real estate. Unlike your own home, in which you might tolerate deficiencies, or a commercial building, where you can put maintenance on the renter, residential rental real estate requires owners to maintain their premises inside and out. We'll be reviewing the common issues and how to remedy and foolproof them.
This part of the presentation will be given by either David Cotter, Springfield's Deputy Director of Housing Code Enforcement or Steve Desilets, Springfield's City Code Enforcement Commissioner. David and Steve are kind enough to join us outside their jurisdiction and share their knowledge of the state sanitary code, which applies to all municipalities equally.
This is the topic that was previously scheduled for May.
-Part II: Economic Opportunity Zones
The Tax Cut and Jobs Act of 2017 granted states the power to define Economic Opportunity Zones, which offer tax-deferred or tax-free investment opportunities to landlords and businesses alike. We'll review this process and show areas in your neck of the woods that would qualify.

*Part I: The Albion Restored
We're sending a photographer to meet Mike O'Rourke and create a PowerPoint show-and-tell. Mike restored an infamous downtown Worcester rooming house called "The Albion" from a state of neglect to a well-run, well respected, and greatly admired home for many. He has come up with some surprising and effective new approaches to management and buildings. From security to electric stoves, we'll learn how it's really done. There will be no "before" pictures, we'll be focused on what works now.
Mike has been written about at least twice in the Worcester Telegram and Gazette, is a MassLandlords State-wide Board Member Emeritus, and has contributed immeasurably to the cause of creating better rental housing in Massachusetts.
*Part II: Are We In a Bubble?
We have finally corralled the speakers we need to have this discussion. With building prices what they are, who can make money on a new acquisition? No one can predict the future, but we can speculate and we can build defenses, in some ways. And we can prepare to buy, in other ways. Or we can ignore the naysayers and just keep buying. We'll have a good discussion.
