We'll be having open office hours about any rental real estate legal topics you may care to bring. This meeting is a great opportunity for members to learn from an experienced attorney.

We will not enter attorney-client privilege. We will not address questions in private. We will have a group discussion about legal topics of interest to attendees. Questions will be answered entirely at Attorney Greenman's discretion and as time allows.



Part of this presentation will be given by Attorney Jordana Roubicek Greenman. She is a real estate lawyer, recipient of the Super Lawyers Rising Star award 2012-2020, and one of Boston Magazine's Top Lawyers of 2022 and 2023. Her practice - with offices in Boston and Watertown - includes commercial and residential landlord/tenant disputes, condominium association representation, general real estate litigation, and commercial and residential real estate closings. Attorney Greenman has a well-respected reputation for aggressively advocating for her clients' goals, and ensuring beneficial outcomes at a reasonable cost. She was an instrumental part of the team spearheading legal action opposing the Massachusetts and Boston eviction moratoriums, and is very active within the legal community. Attorney Greenman is a member of the Real Estate Council for the Massachusetts Bar Association and the Real Estate Bar Association, writes columns for the Massachusetts Lawyers Journal and Real Estate Bar Association News, and regularly leads legal seminars for first-time homebuyers and small-property owners.

Part of this presentation will be given by Doug Quattrochi, Executive Director, MassLandlords, Inc. Doug was a founding member of MassLandlords in 2013. He became the association's first Executive Director under new bylaws in 2014. Since then, he has scaled the organization from a core of 160 members in Worcester to approximately 2,500 dues paying businesses from Pittsfield to the Cape, and from an all-volunteer team to approximately 20 full and part-time staff plus 50 volunteers. Doug has been instrumental in advancing democratic governance mechanisms, including score voting for policy priorities and a staggered and democratically elected Board of Directors. Doug also oversees the RentHelper spin-off, which is expanding access to electronic banking for those of us who are unbanked or underbanked. Prior to MassLandlords, Doug held leadership roles in various Massachusetts startups, two of which are still operating. Doug holds a Master of Science in Aerospace Engineering from the Massachusetts Institute of Technology.

The critical step in a tenant screening process is the rental application. Is it complete? Is it true? And is it enough?

In this video series, we will review the general context in which tenant screening happens, covering credit, criminal, and housing history.
Then we will review the MassLandlords application box-by-box, with examples completed. Can we verify their prior address? What do their pay stubs look like, or do they have proof of subsidy or other income? Why does it say "etc." under pets? Finally, we'll give guidance on how to communicate acceptance or rejection, and why ghosting an applicant may come back to haunt you.

Members will leave with a clear understanding of how to use the MassLandlords rental application, how to verify information presented, and how to rent knowing your new customers are likely to succeed.

This video series will teach how to take move-in monies as a landlord in Massachusetts. We will discuss the four allowable charges:

  • First month's rent
  • Last month's rent
  • Security deposit
  • Locks

Security deposits are one of the primary liabilities for Massachusetts landlords. If you make a paperwork mistake,
you might owe your renter three times the amount of the deposit plus attorney's fees! But we'll show you how to protect your property with a deposit, and how to protect your business with bulletproof compliance.

We will compare and contrast security deposits with last month's rent.

Can you charge a pet deposit? Application fee? Amenity fee? Attend and ask why not.

We all know summers are getting hotter and more humid. Demand for air conditioning -- and therefore, electricity -- strains the electrical grid. So, can't we do something about it? Yes, and housing providers might get reimbursed for helping. At this presentation, we'll explain the current programs available and hear your candid feedback:

  • • Installing and enrolling smart thermostats to reduce energy use during times of peak energy demand.
  • • Installing and enrolling home battery storage to automatically respond to grid signals to discharge the battery during times of peak energy demand.

Attendees will leave knowing more about "active demand response." Also, we'll provide valuable feedback to a utility so the program can reach more and help us all stay cool without straining the grid.

Can't make this date? If the feedback indicates demand response works for landlords, we'll record this topic for a future video.

Supporting this event will be Chris McClellan, Manager of Energy Efficiency – Eversource Energy. Chris is responsible for the development and implementation of Eversource’s Residential and Low-Income energy efficiency programs in Massachusetts and New Hampshire. Chris has delivered energy efficiency in the residential space as part of Mass Save® since 2009, serving in a variety of roles from the field to the office.

Part of this event will be presented by Jennifer Runyon, Energy Efficiency Consultant, Demand Management, Eversource Energy. At Eversource, Jenn's main focus is battery energy storage in Connecticut. Specifically, she is a Program Manager for the Energy Storage Solutions program, which seeks to install 580 MW of battery energy storage by 2030. She also works on battery energy storage programs in New Hampshire, through the NH Clean Energy Fund, and Massachusetts, through the award-winning ConnectedSolutions program. Her immediate Active Demand Response team also implements demand response through C&I curtailment, electric vehicles, and smart thermostats.

Part of this event will be presented by Gabby Ostrov, Associate Energy Efficiency Consultant, Demand Management, Eversource Energy. Gabby dedicates most of her time to building out the customer experience for Eversource’s different demand response (DR) and EV Managed Charging offerings. She is a liaison of her direct DR team to other Eversource departments such as marketing, web experience, and customer support to make sure participants are appropriately engaged and communicated with throughout their experience in the program(s). She continuously focuses on both retaining and increasing customer enrollments across program offerings.

Insurance is one of the "big three" expenses alongside mortgage and real estate taxes. If you have a claim, insurance can decide the fate of your business.

For instance, did you know that basic policies won't pay to fully rebuild a grandfathered building? Code upgrades -- a sprinkler system, for example -- would be at your expense absent special coverage not automatically included on a standard policy. Are you prepared for any disaster? Whether it's a fire or a lawsuit, you need insurance to protect your assets.

This video will give an overview of special considerations that owners familiar with only single family insurance won't know. We will cover basic and advanced considerations:

  • Personal vs commercial lines insurance.
  • Valuations
    • Replacement Cost.
    • Actual Cash Value.
    • Co-Insurance.
    • Agreed Amount.
  • Ordinance or Law Coverage.
  • Risk management strategies
    • Deductible structure.
    • Hiring a contractor.
    • Protective safeguards.

Members will leave better prepared to evaluate their existing policies and protect their business going forward.



Part of this presentation will be given by Doug Quattrochi, Executive Director, MassLandlords, Inc. Doug was a founding member of MassLandlords in 2013. He became the association's first Executive Director under new bylaws in 2014. Since then, he has scaled the organization from a core of 160 members in Worcester to approximately 2,500 dues paying businesses from Pittsfield to the Cape, and from an all-volunteer team to approximately 20 full and part-time staff plus 50 volunteers. Doug has been instrumental in advancing democratic governance mechanisms, including score voting for policy priorities and a staggered and democratically elected Board of Directors. Doug also oversees the RentHelper spin-off, which is expanding access to electronic banking for those of us who are unbanked or underbanked. Prior to MassLandlords, Doug held leadership roles in various Massachusetts startups, two of which are still operating. Doug holds a Master of Science in Aerospace Engineering from the Massachusetts Institute of Technology.

We'll be having open office hours about any rental real estate legal topics you may care to bring. This meeting is a great opportunity for members to learn from an experienced attorney.

We will not enter attorney-client privilege. We will not address questions in private. We will have a group discussion about legal topics of interest to attendees. Questions will be answered entirely at Attorney Greenman's discretion and as time allows.



Part of this presentation will be given by Attorney Jordana Roubicek Greenman. She is a real estate lawyer, recipient of the Super Lawyers Rising Star award 2012-2020, and one of Boston Magazine's Top Lawyers of 2022 and 2023. Her practice - with offices in Boston and Watertown - includes commercial and residential landlord/tenant disputes, condominium association representation, general real estate litigation, and commercial and residential real estate closings. Attorney Greenman has a well-respected reputation for aggressively advocating for her clients' goals, and ensuring beneficial outcomes at a reasonable cost. She was an instrumental part of the team spearheading legal action opposing the Massachusetts and Boston eviction moratoriums, and is very active within the legal community. Attorney Greenman is a member of the Real Estate Council for the Massachusetts Bar Association and the Real Estate Bar Association, writes columns for the Massachusetts Lawyers Journal and Real Estate Bar Association News, and regularly leads legal seminars for first-time homebuyers and small-property owners.
