Man. It sure would be awesome if I could forward my PMs to my e-mail and mass export my colleagues to my address book or as a CSV file or something like that. Or maybe such features exist and I'm unaware?

I can't vouch for the reliability of it, but you may also want to check out http://rentometer.com -- It seems to throw up pretty good comps for the area i live in (Brooklyn, NY). Your mileage may vary.

Eddie,

Thanks for your quick reply! I'm actually buying these guys cash, so the mortgage is hypothetical to determine if the deals would still cash-flow if there were a mortgage on it. But thanks for your feedback. What would you offer on these properties if you were in my shoes?

Hi Everyone. I am currently evaluating buy/hold deals in Indianapolis and I am curious to know if the community thinks they are good deals or not. One thing I noticed on BiggerPockets.com when people ask for deal advice, is that they often don't provide enough detail on the deal for others to make a reasonable assessment. To avoid that, I have generated some pro formas that should give a good summary of what the deal looks like, along with pictures and a map. You can view a list of the properties I am considering buying by going to

http://smart.io/deals

and then click on the property to drill down to the pro forma. This website really isn't public, it's just a tool I've built to help myself learn investing and deal analysis. Eventually I plan to open it up so YOU can use the tool for your deals, but at the moment the only thing you can do as a user of the site is comment on the deals I post (which I would most appreciate if you did!) So please check out the link and let me know what you think!

Should I buy these or not?

Post: What entity for private lending?

Hi everyone. I am wondering if one were to decide to start private money lending, what entity would be the most tax-advantaged? Or put it more simply, if there are any private lenders out there, what entity do you use?

Thanks,
Josh

Hello everyone! Can anyone recommend a few decent property managers in Flint, Michigan? I found a couple of killer deals there, but I wanna run them by a couple of folks who know the market before pulling the trigger... Also, does anyone have any experience with the folks over at Mary Taylor Realty?

Thanks!
Josh

Hi Michael... Thanks for the welcome! I just answered the "why indianapolis" question in my response to Joshua, but I'm always interested in learning about new cash-flow areas.... Where are you located?
