Hi Joshua...I'm looking on how I can put together a group of investor where we can pool together and raise money for investment funds to buy homes in bulk...Like a Hedge Fund...either fix and flip for immediate return or to rent out...for a residual return...I wanting to know how to put something like this together...I was thinking about doing where I could put groups investors in their own different community to pool together... purchase properties in the areas in which they already live and they care about...like City of Chicago... there are many homes available that are boarded up and empty...which are bringing the neighborhoods value down...that's not good for homeowners....

Does anyone know if they can help me build and start a RE fund...or Investors pool...

I'm interested in doing a contract on a house that's in short sale ...banks are asking $66,000 maybe needs $30,000 in repairs to bring ARV to $200,000, home is thru a realtor , would it be better to flip to another investor and just make a profit or would it be better to get a hard money loan, to fix and resale. Also if I do decide to assign to a investor I was told I would have to do a double closing...is that correct?

Have someone that has a 5600sq ft home, is divorcing, motivated,the home was on the market for $498,000 for 2 years, but seller just brought down to $379,000, but on zillow the zestimate is $201,000, i don't know what should be a reasonable offer to the owner to flip to my cash investor? Home in the area are selling between $350,000 -$450,000 recently. Home is not in foreclosure.
