Looking to do first flip and wanted some names of a few General Contractors, someone turnkey that can do it all and do it well and is hopefully fair in their bids. I am in the Dallas area, specifically the North Dallas suburbs area and that is where the property will be. Let me know if anyone has some good names to call. Thanks!

I rec'd an email regarding a webinar from Daniil Kliman (spelling ?) and I watched it.  I didn't buy the Guru package or anything, but he did go over an interesting strategy which we don't hear about much and that is using Private Money to do Joint Venture/Equity Partners deals.  The Private Lender/investor puts up the money for the house and rehab and you rent it out.  Both investors get 50% of the monthly rent and split the equity 50/50 at the end of the deal when the property is sold. Is this a feasable strategy to use?  The numbers looked good in the presentation, don't they always, but they did make sense too.  Let me know of any feedback.  I am trying to find the negatives of using this strategy, if there are any.  Thanks!

My name is Jason Harmony.  I grew up in Minnesota, but have been in TX over 20 years.  I Graduated from Texas State University and also recently completed my MBA with a finance concentration at Southern Methodist University in December 2013. I was planning to work for someone in commercial real estate, but decided I want to run things and build my own wealth and be my own boss.

I have a background in residential mortgage lending and also the real estate classes I took during my MBA. I have been educating myself more and more about REI for about the last six months.

I want to begin wholesaling, fix & flip and eventually own several prpoerties and lease them- depending on the property.

I'm looking to possibly pool funds with some other newbies or veterans on the first few properties and learn from each other while building up some extra capital and then begin looking for SF rentals for cash flow and/or multi-family opportunities. A willing mentor would be nice as well.

I look forward to getting started and working with fellow DFW investors to make some deals happen!
