Do you have Craigslist? Apps like Handy, thumbtack or taskrabbit? Is there a local hardware store or lumbar yard you can scout?

I dont know what your goals are, if you just want to own a few properties, I guess this is ok? But if you want to make a career of this, I would not continue to invest this way.  Investing 20% to make $250 a month seems like an inefficient use of money.  

I would suggest using the BRRRR strategy, you should be able to get your initial investment back out. Then be able to use that same 20% of money over and over again.

Also, find other funding sources.  I don't put any of my own money down. Get creative .

I do sign a new lease with existing tenants. That way if we go to court, they can't say they didn't agree to pay me rent.  I make it month to month, dont make them pay anything additional, I keep things the same.  Any changes you want to make, whether its them leaving, or rent increase, just needs 30 day notice.

Depends on how much wear and tear you want.  But 2 per room is standard.  I personally dont want that many people in my house. I value peace of mind over getting top dollar.

I rent to section 8 in philly. Here we can always submit a mutual dissolution of lease. And the tenant will get an emergency voucher to move.

Contact the housing authority and find out their procedure for dissolving the lease.
