@Patrick Hall Tenant pays all utilities.  The section 8 rent is from the Cook County Housing Authority website.  If you provide your email I can forward you the PDF or you can look it up yourself.  Can't guarantee there wouldn't be any inspection issues for a new tenant.  The seller has kept up with all the required inspections.  No realtor fees, standard wholesale deal.  There is no contingency for the non-refundable deposit for inspections, only if seller backs out of the transaction.
