@Andrew Neal Yes I am investing in Grand Rapids, all of my properties are in Grand Rapids. With my unit rented I am cash flowing almost $500/ door after PITI. I added coin laundry in the community area as well in the basement, this has been a great addition as well and I recommend.

My first purchase was a quadplex. 

The idea of vacancy was my main concern and I figured house hacking would work even better with 4 units! 

My first deal I did a HomePossible loan (name never on title before, 5% down on up to 4 unit buildings.) Like an FHA I had to live in one of the units for 12 months but I luckily didn't have a single vacancy through my first year and was able to not only pay all of he expenses but cash flow a couple hundred dollars every month.

Now my 12 months is up and my unit that is being rented out is even more icing on the cake. This deal took patience (about 6 months to find) but was completely worth it and built me a nice base to continue my RE investing.

Hello, my name is Jonah Hagist and I am a college student in the Grand Rapids area. I am very interested in the real estate investing world and have been hooked on the BP podcasts since early this year. I have been doing my homework on REI whether it is reading books, searching real estate sites and breaking down listings, etc. Currently I am looking for a REI club as I had read there was one in town at a local Bdubs but I haven't heard much on it since then. I am open to any conversation about real estate and hope to have my first deal underway by the end of this year!
