I appreciate all the advice! We use RealeFlowe and that gives us the owners name immediately, including bank owned or trust, but even when I have their full name, even though I can easily find emails and phone numbers, most of the time it's not current info. Getting to a bank is obviously pretty easy but it's the individual owners or trusts that's complicated. And sure, I'd be happy to talk about what you can do to locate some of these people. I'll send you my details in a DM.

Can anyone advise on how to find absentee owners when phone numbers and emails no longer work and their house is abandoned and do not live there anymore (so direct mail doesn't work either). I've searched some of these people on social media and still no luck because in many cases they are over 65 and are not even on social media.

We're looking for a researcher anywhere in the US who can work a minimum of 2 hours a day.

Some real estate experience preferred. 

How can I get an FHA even though my 2019 very much qualifies me and I have an over 740 credit score? With all these new restrictions they need my 2020 YTD and covid killed my business (I run my own company) so I'm 72% down from this time last year but my business had been growing significantly over the last 10 years. 2018 was almost as good as 2019 but I wasn't thinking of real estate then so I claimed low pass through salary to keep my taxes low. So only 2019 has value, but not really since this horrible year is also counted.
