Hey Guys,

Hoping to jump in here:

I have a list of absentee owners and properties that owe back taxes for a particular county.  I'd like to create a direct mail campaign that really homes in on the most motivated sellers.  

I think I should go after absentee owners with back taxes of around $2000 or more.  Or do you think I should mail to any property with over $2000 in owed taxes?

What do you guys think?

Hi,

I went driving for dollars this weekend in the town I grew up in(Guadalupe, CA)and found some vacant properties that I'm going to try and wholesale.  I'm sure I can get at least a few under contract  however, I'm concerned about buyers.  The city's economy isn't that great and the population is relatively old since generally not many young people want to live there. They would rather move to other cities around 15 miles away. The population is only around 7000 and mostly work in the farm industry.  Also, they are scheduled to build 800 new homes in the next 5-10 years. That should bump the value of existing homes right?  

What type of investor strategies do you think would work here?

Thanks for your input. I believe another way of getting around those laws is having the bird dog become an independent contractor under a REI/Realtor firm.
