Hi, I've seen Property Profiles or reports from title companies that have comps based on homes recently sold. How do these compare to comps that you might see from an agent/realtor that get them from the MLS?

Hi, 

During wholesale deals we don't provide much more information outside what is posted on an ad before we see a POF from a buyer. Of course, this detours the window-shopper buyers but, I came across a "reputable" buyer who seemed annoyed that they should have to provide POF before inspecting the property. His words,

"We are the largest cash buyer in XXX! I look at 20 deals a day from wholesalers. I don't have time round up a POF letter for everyone.

Let me know if you can show me the house or not!!!". 

I promise our sellers that we only bring in serious/verified buyers.  Should someone's "reputation" be good enough that they are serious buyers?  What do you guys think?

Well the home is going to be foreclosed on in the next few months. If it does, it would affect her credit, so simply walking away from the property would be the best thing for her(and the meth head).

Hi,

INITIAL SITUATION:

I found a property in pre-forclosure where the owners are on title and on the mortgage but, they have been divorced for years and hate each other and live far from each other. We are planning on giving the husband(who is a meth head and likely sex offender) an offer that will pay off his mortgage and he will walk away from the home.  He agreed to this and we were going to give him about $2500 for moving expenses.  

However, he changed his mind when he realized that his ex-wife was going to get half the $2500 which we explained to him earlier and he agreed to(I told you he was a meth head).

CURRENT SITUATION:

We are going to offer to pay off the mortgage and give him $15K which again he'll have to split with his wife.  

Can you think of any other options that we can exercise? What could we have done differently to avoid all this? Is there a way that we could have avoided this by getting the wife to sign over rights to the home? Quick Deed?

Hey Andreas,

My partner and I, Victor Trujillo, are starting up our own REI club in SB. We'll probably start as a casual group and see where it goes from there.

As for finding about future meetups, follow me on BP.  I'm sure I'll post here until we get our own Santa Barbara forum.
