Post: OTP on a wrap mortgage deal

Hey BPers, 

I have recently come across an opportunity to purchase 8 units (4 duplexes in one cul de sac) with seller financing.  The units have an existing mortgage on them, so I would be doing a wrap, which I know has its risks (due on sale clause).  My question is, what should all be included in the OTP?  I am in WI and will be using the standard WB-11 form, in addition to a land contract.

Any insight is greatly appreciated.

I am fairly new in RE investing - so far have only done residential rentals. I've recently begun further market research and been reading a lot about doing flips. BP has a wealth of information and I am grateful to be part of the community and hope I can add value for others as well!

Can I ask what prompted the realtor to make the threat? I have 350 letters going out this week to out-of-state owners, so we'll see what kind of results I get as well.

Regarding the referral to the realtor that you made...Do you have a realtor's license? Or how does the referral agreement work between the two of you? I have heard of varying laws regarding receiving referral pay, so I am just curious how it worked for you.
