No, if the tenants don't inform them they may not know. You should call the service provider immediately and have them put the utilities in your name. Also many providers have a feature that allows landlords to put a note on the account that keeps the utilitys on in your name if the tenant turns them off.  This is important to avoid frozen pipes and flooded basements (sump pump not working).

Ask the electrical inspector.  This falls under their jurisdiction. I know this because im a licenced electrician.

I am a licensed electrician and I can verify that these panels are bad news. Just a panel swap (not entire service change) shouldn't be that expensive.

I used Colombo's Building and Modernization (586 530 2241; 810 662 8110) for my roof in Harrison twp. Well priced, licensed, insured, and did a good job.

We use Chase quickpay. As long as you have a chase account the tenant doesn't have to.  Chase sets up a transfer from there account to yours, neither party sees the others account, and it's completely free. Also you can send a request for payment,  and you are notified immediately when payment is received.

Hello Aaron, congrats on pursuing your 1st deal! No advice on Lansing, but you should start marketing it for rent immediately when current tenants are not renewing, and just note when it will be available. It should be in your lease that you are allowed to enter the property with appropriate notice so you are able to show it before they even move out.  Best of luck.

Hi Matt, welcome to BP. I am from Harrison Township, but have looked at multi-family houses in Monroe. while looking at houses I asked some Monroe police officers for their opinion about different areas. There advice was "stay west of Kentucky Street". Just thought I'd pass that on.
