I believe its actually a 6 month holding period, unless the house is under homestead.  Thats what you need to research for, is who is under homestead!

You cant buy the land if its in a park, as the people who own the park own all the land.  You can still buy and sell MH in a park, with their permission.

There may be plenty of discussion on this subject already.  But how are the Lonnie Dealers working around this?  Is there something new to do?  Any help would be appreciated.

I was thinking about doing a direct mail to each mibile home stating that I will do a cash loan with a clean title on their Mobile Home.
What do you think?

Is there a way to look up everyone and their address that live in a Mobile home?

Is there a place you can go that tells you where MH are for sale for the lien price? Are there news papers, websites etc..? How would you find out or be notified of these?

I was thinking about getting my license to become a loan originator. Its only 4 days worth of class time and it costs around $300.
With this I could also do loan originations for other people and charge a fee.

Do you hink this is a good idea and would it be a good move in the MH buying/selling?

Anyone have a contract that I can tweak? I have an investor that wants to work with me. I would just like to have something to sign between us, so nobody is curious how payouts are going to work.
