Don't hire anyone for marketing unless they really believe in you and what you do. Hire the marketing people who are most excited about your mission, product, business, vision, etc. Beyond that, our greatest marketing asset has been word-of-mouth from happy clients, and happy clients who keep coming back and bring their friends!

There is a new lease frontier for property owners today. As COVID has impacted office and retail leases there is a new tenant now to help replace these lost revenues. The cellular carriers are looking to lease your rooftops to secure their 5G networks. These leases can be up to 30 years and depending on the size of your roof you could secure leases on one rooftop from AT&T, Verizon, TMobile/Sprint, DISH and local regional carriers such as BOOST.

Optimizing these leases is trick and many of the pitfalls must be avoided. Securing these leases can dramatically improve the value of your property for decades if done right!

Cost Segregation fees range depending on complexity however they can provide a significant return on investment if you can you the additional tax deductions a study can generate

A cost segregation study is an engineering study that allows you to depreciate a significant amount of your real estate purchase price up front by breaking down the building into structural components which are expensed over a 27.5 to 40.0 year method depending on property type and the study also determines the non-structural components of a building that can be immediately expensed under our current federal tax code. These engineering surveys are a tremendous tool to maximize accelerated depreciation of your building investment to preserve wealth!
