Hi there. I'm an investor, property manager and Realtor in Barrie. I can tell you the Barrie market has seen very low inventory levels over the past two years much like most of the province. To put this in perspective, an equal market will see around 4 to 5 months of inventory. Anything less is a Sellers market, anything more, Buyers. Barrie has averaged under 2 months for most of the past two years which is very, very low. This is why we are seeing appreciation upwards of 10%/ year with multiple offers on most properties priced in the avg price area of $300k to $400k. This is likely to continue with the proposed BOC rate cut in the coming weeks as the new CMHC rules coming into affect on Feb. 1st will not calm the market in my opinion and won't even have an effect on properties priced under $500k. With all this being said, I agree with the last post who has a great last name by the way, it's very important to know what your looking for and not deviate from your plan. Fix and flip is always possible but much harder in a low inventory market. If you have any other specific questions happy to help.

Thanks for the additional resource. I was aware of and frequently use CMHC but have not heard of or used PadMapper. Will definitely check it out.

Found this great info graphic on rentseeker.ca and thought the BP community would find it interesting much like I did.

It will show you the avg rents for cities across Canada for bachelor apartments, 1 bedrooms, 2 bedrooms and 3 bedrooms as of spring 2015.

Do you get many multis for sale in your area? We are presently looking in the states but are still looking for something that cash flows nicely. I am analyzing some 4 plexes here to see if they compare to the US. I don't know much about your market.

They do come on the market from time to time, when they do, they sell quickly.

I can tell you in Barrie we don't have many 4 unit buildings. Majority of our smaller multi unit buildings are 6 unit and 3 units. 

Being a property manager, I do come across opportunities from time to time so let me know what your after and I can keep you in mind.

Looking to make life easier by using a real estate deal analysis software.

Mainly interested in using this for small to large multi family properties. 

Have used the bigger pockets tool which works fine but curious of other options both paid or free.

Even better if it's Canadian based but interested in all options.
