Hey @Sanjay Singh, welcome to BP! I have been investing in Indy since 2017 and your strategy would be the determining factor on location and the type of house you'll buy! Feel free to reach out and I would be happy to discuss! 

Maybe you can expand on what kind of properties and price points you're targeting, buy & hold vs Flip vs MTR etc? Best of luck!

Hey Guy! Welcome to BP! Glad to hear you've decided on a market, have a plan, and budget in place! If you want to do BRRRRs, it's probably better to stick to B or better neighborhoods, as they appraise better and have a higher likelihood of getting your equity out! Also, look to work with Private Lenders on the acquisitions, fund the rehab, and then refinance within 12 months to get better CoC (Cash on Cash) returns! @Harvey Levin - I just accepted my first Section-8 tenant into a 3-bed unit at $1,375/mo where the IHA pays about $1,039 / month. What are your experiences like? Would love to chat! Just got my 1st payment 12/1, which was nice!

@Nathan R Andersen - considering the fact that they claim to be Licensed, a Private Lender and offer $10s of Millions in financing, makes NO sense! What is the NMLS ID if they're licensed? Why not plaster that all over your site? Where are the loan product details?

As a private lender with over 300 transactions myself, I can tell you that this is VERY likely a scam and will ask for upfront costs to process a loan app, and you'll never hear from them again. Beware, research, trust your gut, ask for references, and check local county recorder office website for recorded mortgage/ deed docs (usually for free) to validate the LLC/person claiming to do business!
