Make sure you have a CO certificate of occupancy.. Forgot one on my first rental and it almost came back to bite me.. Tenant agreement paying a attorney is well worth it don't want to leave anything out

What's everyone's feeling on follow up ? I know in car sales follow up is a big deal .. Calling someone you had a month or two earlier to see if anything has changed on there end can result in a sale ,so does anyone do this with real estate leads ??? The Reason i ask is when I asked my mentor for the leads from the last two months so I can see if anything changed on there end and he said why would you waste your time ??? What's everyone's thoughts on this ?

I'm new and trying to get started like the rest of us .. My question is how important do you think a website is ??? I think it's important and my mentor says its no big deal .. I have my signs, yellow letters and the last thing I need is a web site .. What's everyone's thoughts on this ?

Hey , water in basement, know this all to well ... The gutters if going into the ground ,should be ran into a 4 inch swear pipe that discharges the water somewhere between 10-15 feet away from the house .. If they used the corrugated plastic it could be crushed under ground and causing a back up ... As far as digging it shouldn't be far down at all, it should be graded on a downward angle so the section that the gutter enters should be a inch or two below the ground .. I just installed French drains on the outside of my house and have it connected into the 4 inch pipe that the gutters run... Stopped my water issues ..
