Whats up BP

There's a new investor that brought a deal to me to see if I can finance it. My question is, if I'm going to be the HML in this project, how do I LEGALLY secure my money in the property? How do other HML do it? Do I write my name on the deed? How do you guys structure the deal?

Any feedback would be greatly appreciated

@Noel Fernandez just remember when you get in contact that it's all about adding value to them and what can you do for them. Find out where they're at, where they're looking to go. And how you can help them

First is getting the house under contract. Look up on county records who's getting the tax bill. Send them a yellow letter saying that your interested in buying their property. Then work them

Does anyone know how to find out the laws for their county regarding bandit signs? I've heard the extremes on both sides, some areas don't care how many or where and others will hunt you down for a fine

Any information about this would be greatly appreciated

Hello All

I'm out of the Joliet, IL area and I'm currently in escrow with a property located in Wilmington, IL and I need to do a complete roof replacement (down to the OSB) due to water damage.

Are there any recommendations of roofers that you've worked with that you feel confident in recommending?
