For my 3-unit I currently use Rental Partners and Centerbeam Construction which are run by the same person. Fee structure for property management is pretty standard (1 mos rent, fixed lease renewal fee), though a flat fee of $99 for over $1,000 rent is nice. Only had them about 2 years now but satisfied.

Looking for cash flowing off-market 2-4 unit residential or small (<$500k) mixed-use CRO properties  in the Jacksonville metro area. Open to properties needing light reno. Solid financials but would prefer leveraged returns.

Yeah, I don't think it's too much of a secret but it'd be a very big bet for me and not sure if it's a risk worth taking considering the currently low return.

When I was living in Jax a couple years ago, Springfield seemed a long way off from appreciating like Riverside/Avondale had with Murray Hill looking like the most likely next growth neighborhood. How do things look these days? Looking at a CRO mixed-use property with fairly weak current cash flow on paper, but a moderate price cut and a positive outlook on rent and lease growth would  make it a lot more appealing. This would be my first foray into non-residential investment and I'm anxious that I may be trying to swallow too big a fish.

What's the multifamily market like in the area? Listings are pretty sparse on MRIS and LoopNet. Looking for a market driving distance to DC to invest in.
