@Jay Hinrichs I hope they have the Jay signature addition house with a laundry in the master bedroom addition! (Remember you mentioning that). Wow, great timing.

@Joe Splitrock ok you’re the last person I’ll tag to get a little more trend on this, but check out the link I mentioned above. I think this got detrended anyways since it’s off the rails!

I’m over the target. PLEASE everyone educate yourselves if for no other reason than shear entertainment value right now! On Revolver.news there is an article I’m reading now with links to Blackrock’s website and info about Blackrock insiders IN Biden’s White House. This stuff is so off the rails I couldn’t wait to finish the article. Please post anything you find about Blackrock manipulating the real estate market through new regulations in energy, green building standards and landlording as they have a huge agenda to make major change in all areas of society. The article is a link to conservativetreehouse.com where you’ll find this shocking update on Blackrock. Please forgive me all my google news source score keepers, I may have put one of all the non left wing news sources labeled conspiracy theorist on here. I’ll be surprised if this thread isn’t taken by the news police complaints here who are trying to shut rational conversation down.

@Derreck Wells did you not make it in police academy? To put it nicely, you are not right about rrp being required to have a license. Obviously it’s if you’re working on a house built before 1978. I’ve held a Class B in CA since I was 23, and no such requirement has existed to renew the license and practice business. I can work on any home, but if I’m going to disturb the paint (usual requirement 6 sq’ and above) of a home built before 1978, then I have to get EPA certified. Thankfully I’ve taken a break for a couple years and am flipping now. Do you want to make a huge deal about my contractor status and assume you know it all? You’re losing cred by being overly right.

@Kelby Kraft one thing I can say, that everyone can say amen.... there’s a lot of theft in Mexico. They’ll rip your electric right on up out the ground. You’ll definitely have to go the gated rout. Security is a major thing in foreign countries, and soon to catch up here, so build with security in mind and it will catch on. Go high end. It’s very hard for them to do finish work there. It’s just a different mindset, so if you can do clean caulking lines and American level trim work, they’ll have a hard time finding that there.

@Curt Smith I agree referrals from other investors are best, I was saying at least get a word of mouth reference even if it’s from a Home Depot desk (worst case scenario). I think everyone could be reading into the copper drain line idea. It’s more likely the plumber is referring to replacing supply lines at the same time. Sorry I haven’t read every comment in detail if that was clarified. Thanks for the reminder of the local Meet ups. Have you had a lot of success with those and are they still a big thing with all the changes in technology? Real East are investors typically are a lot more bold and likely to get on the phone and meet in person it seems!

Post: Gas piping insulation on roof

@Som Jafari no big deal. Looks galvanized. If you feel it needs tape just run it lengthwise with the pipe so you’re not feeling like an idiot trying to loop it around every 2 inches next to the roof surface.
