My partner and I are looking for distressed homes to flip in San Diego and Riverside County. We have a team in place for the rehab but need pointers on how to find deals.

My plan is to buy and flip in Riverside or San Diego. I have a partner who has been doing this for investors for many years. We have decided to become the investors.

Additionally, I would like to purchase a cash flow property. I'm considering multi family homes. The areas I have begun to research are Austin, Houston (although I've read this may be too saturated with investors). The other areas are Las Vegas, Indianapolis, Chico
