In this economic environment my next property will be a lipstick rehab buy and hold. Buying at a discount due to the needed repairs will help ensure cashflow.

For me, it was that very next year. Had to slow down the third year, though. That second property was kind of a dud.

Welcome to BP, Wes! Short term rentals are much more of a job/business than long term rentals. If you're moving out of state, starting a short term rental would be a very tall task. I would suggest starting the property as a long term rental

It would be a tall ask to find a lender who is alright with you financing a 20% down payment. Your best bet would be to come up with that on your own

Why does your DTI disqualify you? Do you have consumer debt?

In general, people looove a nice kitchen, so if you're going to spend, spend there. Where and how much to renovate should depend on how you see others renovate in the area and whether your are renovating to flip vs renovating to keep as a rental.
