I’m not sure if you’re thinking this could be a Silicon Valley high growth start up but this sort of sounds like a solved problem. From the tenant side, it does kind of suck, but it only sucks for a short period of time. Like really short. 

My perspective is limited to DFW, where generally housing isn’t as competitive as other market. I also am a person with good credit and decent income. The idea may be more viable in other markets or with other demographics. 

It’s not uncommon to throw a landing page on the internet and just see how many signups you get as an MVP. Who knows! Maybe what you’ve described is exactly the way things will be done in 5-10 years


Pros for buying in an LLC:

1. Enhanced protection against legal disputes. 

2. Increased privacy. For example in Texas, who owns what property is public information, but if it is owned by an LLC, people will see the LLC instead of your name

3. Potentially easier to separate personal income and expenses from business income and expenses

Cons:

1. Loans will be more expensive.

2. Loans may be harder to obtain.

3. Smaller items may be more complex, such as taxes and purchasing with partners outside of the LLC

In addition to the options @Michael Dumler mentioned, you could also consider purchasing a SFH, then buying a tiny home to rent STR or LTR and putting it on your land. You'll need to check with your local government on restrictions and zoning.

There’s a lot of options to choose from regarding employment in a real estate adjacent job. Coming from finance, the path of least resistance for you would probably be the lending world: underwriting, becoming a mortgage broker, etc. A path of more resistance would probably be a transition into construction, for instance.

I’ve been considering building something like this. I’ve house hacked before and there may be an opportunity here. Something that includes not just the property management aspect but also the roommate/neighbor agreement aspect.

Shopping for a lender. Some are better for investors than others.

Shopping for a realtor. Some are better for investors than others.
