The night of the meeting I show up ready to give this hungry young professional a chance to show that inexperience isn’t an automatic disqualifier. I’m sitting there reviewing my notes and happen to look up and realize 15 mins had passed since the time we were supposed to meet. I call and no answer. 15 mins more and no show, no answer. The guy never even bothered to return the call to give an explanation for the no show.

I won’t say that new realtors arent worth a shot but that experience sure makes me bit more cautious.

 Hi Jetur,

Thanks for the update.  I was curious about how this would play out.  Some people just don't know what an opportunity looks like.  Looks like he will be part of the 86% of agents that fail.  It's great you gave the kid a shot.  I think its time for you to find a real agent.

Agreed. I’ve been being a bit more rigorous in my search lately.  I’m also finding that referrals are also a big part of finding reliable professionals. If you happen to have any good agents in my area, I’d be happy to reach out to speak with them.

@Lauren Billups Hi Lauren, I've also recently taken the plunge into REI. In making my decision on which direction best suited my interests I choose to move forward with flips first. My logic was that I wanted to generate enough capital and education through doing flips to sustain my Brrrr plans. Another major factor in my decision to start with flips was the tremendous depth and insight I obtained from @j scott and his book "The Book on Flipping Houses". It is easily one of the most helpful resources I've used to define my steps for flips.

Whatever you choose, best of luck and don’t hesitate to reach out if you have questions. This community is great in helping new investors.

@Lamont Marable thanks for the tip.

@Bob Connolly I’ll give him a ring.  I’m looking at White Plains so that should be a good fit. Thanks.

Hello BP Professionals,

I’ve been having a tough time finding an investor friendly buyers agent in my area. I’m a new investor looking to get started with homes in Prince George’s County and the tip of Southern Md (waldorf, la plata). Are there any BP folks out there familiar with an agent knowledgeable of these locations and who’s willing to work with investors?

@Russell Brazil thanks. Good point. I’ll need to feel him out a bit more before I know if he’s a good fit.

I’m a new investor trying to secure my first property that I then plan to rehab and sell. I’m working on developing my funnel of leads and came across an interesting situation. I was contacted by a young real estate agent who has only had his license for a few months. He reached me by way of cold calling (he was looking for homeowners looking to sell). We struck up a conversation and he shared with me some of the strategies he’s using to find leads (driving for dollars, cold calling, networking). I was impressed with with some of the grunt work he’s willing to do to find leads. Should his lack of experience be an immediate red flag and should I look elsewhere since there are other options available?
