make sure their are no other hidden expenses waiting for you. besides that looks like u can have some nice cash flow after you rent all the units. Assuming your numbers are correct.

very nice topic as I'm also in NYC and was looking to invest in other places like Jersey or Pennsylvania. The prices in NYC are to crazy. Glad to see some people still making it happen.

so when it comes to these AMAZING looking flips. Did u guys do the designing your self or hired someone? Question goes to everyone lol

if I were in your position.. money wise. I would buy multiple properties as to not put all my eggs in one basket. Not only that but you would be making your money work for you multiple times instead of just once.

I would turn it down.. not because it would be difficult to complete but because the arv is to low. Keep searching you'll find better deals.

I would personally go for it if the due diligence checks out. Make sure there's not like a sex offender living next door and check comps, schools...

nice to see investors in NYC using fha to do 1mm+ properties. I live in NYC but looking at outside areas to get started since there's less money involved. I plan on using an fha loan as well.
