Is it smart to use a ARV Hard money lender for your first deal?

So I'm looking at a 4plex and will be trying to do a partner deal. How does a partner deal work if the other party will be using their credit? How will I still be a part of the deal?

@Jason Allen so if i do a VA loan and do the BRRR method can i also get a loan for the renovations? Or would that have to come out of pocket?

@Whitney Hutten Thanks! Ill keep looking into that. My first choice was do a duplex and live on one side but then i ran into SFH and the BRRRR method and was just blown away!!

Im planning on buying my first property this year but dont know if its more beneficial to use my VA benefits or just go conventional especially since im thinking about using the BRRRR method. Any advice would be amazing thank you!!!

Hello my name is Jesthen, I have a family of five and i have always wanted to invest in Real Estate, but I am stuck between brrrr and multifamily. I dont know if i should just do a multifamily property live on one side and rent the other, or just do a SFH under market value and do the brrrr strategy. I am currently deployed in Europe and plan on starting this journey when i get back this spring. Any advice that you guys have would be wonderful and greatly appreciated! THANK YOU!!!!!
