For example, I want to use the LLC when I do business with property managers, contractors, opening bank accounts, accounting, cash flow, taxes etc; but at the same time the properties for the mentioned transactions are under another entity

Can you do business with an LLC even though the property is not under the LLC? Are there ramifications there?

(The house will not be under the LLC as to not trigger due on sale, as rarely as that may happen)

@Logan Freeman I’m looking at another property now. It needs wooden floors refinished, walls painted, laminate maybe quartz counter tops and back splash in kitchen, and garage door replaced. Feel free to reach out if you had someone in mind!

I originally considered Ohio. Could still work. But ended up going with Kansas City.

I wanted the population growth to match national averages and had long term diversified economic growth. KC had that more.

I’m putting my money where my mouth is. I’m investing out of state (out of country actually) in this area.

@Matthew Irish-Jones I actually plan on finding my own vendors for greater returns. But the issue is vetting them. It’s hard to find time to schedule remote interviews

@Chad Daniel The Limited Partner bringing in 100% of the funds makes more sense. (Swapping terms here, Local/LP) As well as splitting the returns above 7% at 50/50. 

This begs another question, when would this be preferred over Index Funds or REITs which have a higher than 7% return over a long stretch of time? (I'm not a financial investor/advisor)

I understand there is value in portfolio diversity. But there is also value in the ease of trading equities. 

If I understand correctly, the highlight of this is a significant return in Year 1 due to forced appreciation and cash-out refinance. Afterward, a diversified asset class hoping to beat 'stocks'.

Hi all, I know this forum has been filled with general contractor requests. The recommendations just seem to be privately shared. I just finished home inspection and am now looking for a general contractor. Would anyone care to DM? Greatly appreciated! :)
