@Raj Vora so I guess the key to closing a deal in the NY tristate area is to do it out of state? I was dealing with apartments in NY and I live in NJ so I decided I want to wholesale in NJ but I keep running into deadends and it seems like BP isn’t really for the Northeast crowd. The frustration is unbearable at times...

I feel the same way! @Spencer Dalberth I’m having a time finding reputable information in my area (NJ) and I feel like I’m missing out. I don’t expect anything to be handed to me but its gotten frustrating.

Good Evening BP! I’m a real estate investor in NJ and I’m having some trouble finding property records. Most videos I’ve watched state that one can find vacant, absentee owners, etc via county tax assessment records but I’m unable to find much info and I know I’m probably using the resources incorrectly. When I search I get a listing for all counties in NJ however it asks to populate a list of “Current Owners/Assmt” or “Deed/SR1A”. I assumed that I would be searching under “Deed/SR1A” but I’m not too sure of exactly what I’m looking at. Is there another way to find these records in NJ without using listsource? *I feel like everyone uses it but I hear nothing about accuracy or conversion rate of leads found with their service. Any feedback is greatlyyyy appreciated. PS: if anyone uses ArcGris and can provide any thoughts feel free to share

Good Dawning or Good Afternoon BP! I’m located in NJ now but I got my start as a Rental Agent in NY about 4 years ago. I came across wholesaling during that time and have studied a lot between then and now but I haven’t closed on my own deal as yet. Came across a ton of daisy chains and at the time, Bigger Pockets wasn’t as stacked with info and resources as it is now so I decided to take a step back but now I’m ready to go in full time. I’m dedicated to really building a business that will flourish in all markets and locations but I’d say my biggest questions or issues revolve around finding quality leads, the correct paperwork, parties to facilitate (attorney/title company, gc’s, etc.) and serious buyers (probably the issues everyone faces). I have a few cash buyers in NY they have remained as contacts but I haven’t been able to connect them with any properties so I try not to bombard them with requests. 

My goal is to eventually move into rehabs and rental properties but for now, wholesaling is my focus. As someone else stated, one can get lost in the YouTube videos, programs, webinars, apps and offerings out there as well as shelling out a lot of money for dead ends so I’m trying to keep it simple while taking action but I feel a bit stuck at times...

Hello All!

@Stephen Chatto you mentioned using the state contract for a purchase and sale agreement but page 2, item 14 states that the agreement shall not be assigned without written consent of the Seller. Would you happen to have an updated resource for both the purchase and sale agreement as well as the assignment of contract? Also watched the interview with Chris and it was helpful but wondering how relevant it is in 2018. I reached out to his firm to no avail. Should one use a title company instead or attorney? I’m also in Central Jersey
