thank you! The unit is located on Arlington and union street about two blocks from the light rail. I did notice some units where on the market a while at 1800. 

What are the laws against duplexing a unit i.e. The first floor and the basement are one unit one family? This is where I am having a lot of trouble. 

First floor with the basement would be a 4 bedroom with 2 bath and a bonus family room deck and backyard access 

Second floor deck balcony 4 1/2 bedrooms 1 bathroom 

Any idea on rents for something with 4 bedrooms in this area?

The utilities are set up  so the basement and first floor have one second floor another and attic is on the house line. it works for me because I am planning on living in the attic and duplexing the first and basement. I will call the city to get the records good idea thank you. 

In regards to zoning this is where things are getting tricky for me. The house will have the stoves removed from the illegal apartment and will be delivered with the attic and basement vacant. However I would like to duplex the first floor with the basement and second floor with the attic ( if I move out). Is this ok to do being I am renting it out to one family? The basement and attic have the proper ventilation and regress to have them be habitable but should I seek a certificate from the city?

Hello All. I am currently in contract on my first two family home. This is located near Garfield ave in Jersey City, NJ. 

Attached are the details on the numbers. So here are the questions

- The home is a legal two family with 4 units I was planning on renting the first floor duplexed with the basement for 1600 second floor for 1500 and live in the top floor apartment for "free" for 1-2 years would this on paper look like a decent deal

- I have no idea what water, electricity and sewage runs on a two family home 

- Where can I look to see if I could actually obtain those rents for that property ( got these numbers using rento meter)

Properties in Greenville closer to Garfield message me if you come across anything. Just by sitting in my car in the area for a few hours I felt fine below mlk twoards garfield. When you get past mlk it still feels like I'm driving thru an episode of the wire.
