Mobile home for Sale in Sun Prairie, just north of Great Falls. NO LOT RENT! The current owner has had it for 25 years. It could use a coat of paint on the exterior trim, but otherwise is in excellent condition! The home was built in 1974 and would rent for about $625/month.

With 5% vacancy, 7% for repairs, 7% for capital expenditures, and a 10% Property Management you end up with...

This property is on Duston Rd. in Bozeman, MT. It is a house on 1.03 acres, 4bed 1.5 bath. 

The biggest draw to the property is the development potential. It is zoned R3. The property sits on a block that is currently being developed in the middle of Bozeman.

The property has not yet been annexed into the city, so it is still part of the county. If you would like a list of options that were given to us by the county you can e-mail me at [email protected]. One option that was presented to us would be to annex into the city and put 3 or 4 4-plexes on the property....this is probably the best option.

The property already has a 12 inch city sewer main and a storm drain.

The owners will be listing it soon, but would rather not go through a realtor if possible. The owners would like to get $400K for it.

My husband and I recently finished a flip in Great Falls. We live in the Bozeman area, but invest in other MT cities. We mainly flip and wholesale. Are you looking for quick profit or buy and holds?

Last month the New York post had an article on 15 best places to live in the U.S....Bozeman was #1 on that list. I think both the population and the housing costs will continue to go up. I agree with George on affordable housing.  The people that are from here can barely afford to live here now.

Thank you everyone! @Nicholas Junker I am part of both the Investors groups here in Bozeman. I haven't made it to the Cashflow game night yet, but am in contact with Travis. I have attended all but one of the Investor club meetings over the last few months...they have been great! I may have seen you there if you've been attending and just haven't actually met. Will you be going to the meeting on the 10th?

 We have sent out foreclosure letters, probate letters, direct marketing and done phone calls. I am always looking for great leads. I listen to a BP podcast daily and have heard more than once that eviction notices have done well. I want to check all possible sources before moving on, so I will look into all of the great advice here! I appreciate all the input! Thank you!

@Cindy Carriger Wow! That is a lot of great input! Thank you so much!! I went to the justice court in town where they are processed. Ill go back and see if I can get a list of cases instead. I will definitely call a real estate attorney as well...the less work the better! We've been doing a few different strategies to find leads.  Some of the podcasts mention that eviction notices were a great source and thought we'd give it a try. I'll look into the other possible sources that you mentioned too! Great advice on approaching landlords! I appreciate all of it!

Does anyone know where I am able to get a list of eviction notices? I went to the courthouse here in Bozeman, MT and was told there is no such list??

Cody, Bozeman has been a hard market for us. It is expensive. Also, we have made a few offers in the Bozeman area that (even though we live here) we had to do site unseen...it's been frustrating. We'd love to invest here, so we are always looking and marketing, but we have been investing in surrounding areas for now.
