Hi everyone! I am hoping someone could recommend a great realtor in Billings, MT. One that is (obviously) is investor friendly, knows what rehab investors are looking for and can run good comps/give an accurate ARV estimate. We have worked with a couple realtors and they have not worked out. Thank you!!

Hi everyone! I own a property in my IRA and I am offering seller financing to the buyer. This will be our 1st time doing owner financing. We have questions about having the property insured. I know that the buyer is supposed to have insurance on the property, but is there a way to hold them accountable? We have concerns that a buyer will not get the insurances needed....If a disaster happens and they walk away we'll be left with a huge loss. Is there a type of insurance that we should require the buyer to have? Is there any type of insurance we should get ourselves? We are very new to all of this and any advice on owner financing would be great!!

Hi Jay! I just sent you a message and now saw your post! My husband and I currently have a home in Great Falls that we are looking to rehab. How do you structure your partnerships? Do you lend on interest at all, or just a 50/50 split?

Hi everyone! My husband and I have done a couple rehabs in Butte, MT and used a hard money lender. We are looking for other options. We are currently in the process of rehabbing a home in Great Falls, MT and have one more under contract. If anyone knows of a great lending company for Montana or if anyone is interested in being a lender please let us know!! We've found lots of hard money lenders, but they are either very expensive or will not lend in Montana.

It is getting expensive! My husband and I end up investing elsewhere! We look in Billings a lot, did a couple flips in Butte and have one in now in Great Falls. The hardest part here is that if a good deal comes up there will be several offers on it in the 1st day, sight unseen. We live here and have still had to put in offers before seeing the properties....very frustrating! What type of investing do you do? I see you're a property manager....do you do mostly rentals?

I am a Montana native. I grew up in Glendive, MT and moved to Bozeman, MT in 1994. My husband and I started investing in real estate in 2014. We have done a few deals and are looking to do a lot more! We are eager to learn and experience as much as possible in the real estate world! We are also always looking to meet new investors, or anyone involved/interested in real estate!
