Does anyone know if such a person as a real estate financial advisor/strategist exists? I am specifically looking for an expert in Portland, OR.

Hi there,

I am looking for some guidance. I have a rental property that is going to be opening up mid April. It's a 2 bed, 1 bath in Portland, OR. I have posted it on March 18th and haven't had any hits. I'm trying to understand if the price is too high, if it's too early for renters to be looking for a lease Starting mid April, or if everyone is paused because of the Corona Virus. I would love some insight on what you think my next move should be.

PS: I have priced it competitively against other properties in my neighborhood of similar size and quality.

This is great information. I have been out of town and have just been able to catch up on emails. It would be awesome to meet up with you for a coffee. I didn't realize that you were in Portland too! I'm available this week Tuesday evening after 6:30pm or the following week, Monday or Tuesday after 6:30pm. @Jay Harding Hi Jay, Trying to find proper insurance has been a very confusing matter. Since you were so helpful previously, I thought I would reach out to you again. I'm located in Portland, OR. and so is my LLC. Do you know if it's necessary have a separate umbrella policy over my LLC and another over my personal property? One broker is telling me that I could have one umbrella and it would cover my properties under the LLC and my personal home and auto. If I just had one umbrella policy could I run into issues where my personal finances would not be protected if someone sues my LLC? Should I aim to get two separate umbrellas?

And one more thing, you mentioned that I should have a "Business Owner's Policy". Is this something different than just having separate homeowner's insurance on my LLC's property?

Last but not least, I am finding cheaper rates with two separate companies. One for my business and a different one for my personal. I'm not getting a deal for bundling. Do you advise against going with 2 different companies? Would you recommend that I just pay the extra $500 and go with a single company?

I'm looking for some knowledge around insurance. I own a rental property and it is a LLC. The property has 2 different units on it. The main house and an accessory dwelling unit. Each unit is rented out to different tenants. I am wondering what type of insurance policy I should be carrying on this property? And what kind of policy should I require my tenants to carry? Should I also carry an umbrella policy? Any recommendations of insurance companies? I'm located in Portland, OR.
