Hey Chris. I live in Springfield; recently moved home after living in Miami/DC for 15 years. 

I know the market here. It's true, rentals are strong.

Read read read read read! (Which it sounds like you're already doing). 

Online, library, Amazon ~ whatever you can get your hands on. It's the only way to "learn the language" and start connecting the dots. 

With a million markets and rei niches out there, it can be overwhelming. The more you expose yourself to different contexts and perspectives, the better off you'll be. 

In the end, focus on the basics and go from there. 

Assignment #1: Learn how to evaluate a deal.

To piggy-back off of what @Russell Brazil said ~ it depends on what your goal is. 

Are you rehabbing? (In that case I'd be talking to as many agents as possible who may have access to on/off market properties - especially if inventory is low). I tell rehab buyers I will "put them on my list" and as long as I know exactly what they are looking for, I can call them when a deal comes across my desk. Typically the agreement is if I bring them the deal, I'm also the listing agent when they sell the completed project. 

Income/commercial buyers are a bit different. I'm helping them build wealth and it's more consultative. Generally speaking, I want an exclusive relationship.

Residential home buying is also different, IMO. If someone is looking in a specific neighborhood to LIVE IN, I recommend an agent who specializes in those homes/area. (But this is just me ~ I work primarily with investors to begin with).  I want the buyer to get the highest level of service possible and if I don't know the market intimately, I find someone for them who does.

There are over 20 real estate investing Meetups in our region alone (and counting). Some are high quality and some are...meh. 

I keep a list of all the groups in the area - email me and I'm happy to send it to you. 

I started tracking them because I, too, wanted to get involved and it was overwhelming to keep up with "what was what."

Also, I started a small morning rei coffee group of my own since it's a better time for me and most groups meet in the evening. I can send you details on that as well. 

The best thing to do is start showing up to events and see which groups feel like a good fit for you. I find that I reap at least one nugget of value or new connection from each one I attend (whether I plan to go regularly or not).

Hi @Moe Rehman ~ It sounds like your situation involves more than just numbers. 

Is there a reason your Mom/brother would wait 2 years before moving in? Is that your main motivation for looking at this particular property or is your main priority cash flow?

I sold a townhouse to a couple a few years who purchased a townhouse in Reston for similar reasons. The property didn't cash flow ~ however, their parents were planning to move to town in a few years to be closer to the grandkids (so even though they rented the townhouse for awhile to market-rate tenants, they had a motivation for paying more in purchase price ~ they wanted their parents to live near them in Vienna). 

Anything in the 400K+ range is usually an appreciation play and you won't be purchasing for cash flow. 

I'd have to know more about your end goal to make a solid recommendation on whether it's a good idea or not.
