Just finished reading Rich Dad, Poor Dad and Mr. Kiyosaki claims to go to many seminars.  I would be a naysayer to most seminars and wonder which if any have any clout.  How do you know the ones that are worth going to versus the gurus giving you what you already know?

@Doug W. I have a post on Craigslist and have walked a few people through who thought it would be too much for them now.  The time of year is not helpful.

I do not want to sit on it.  I like to invest to reposition properties.  I live close to the neighborhood and hopeful for where its going.   I'd rather sell it over hold it.   But need to be sure it doesn't become a money pit.

I'd like to think it could be worth 120k someday soon.  Thank you Lelith!  Great thoughts to consider and look into further.

We purchased a 16k house that needs about 70k work, and the neighborhood is on the upswing for a revival, but won't be quite there for another couple of years (so I predict).  

Regretfully, there was no real plan before purchasing it (to hold or flip) and the scope of work needed was greater than we had hoped.   I don't want to tie up too much money into it right now (I don't think) to keep us from additional investments and mainly too, the neighborhood is not quite there yet.   Is it absurd to consider holding out and leaving it empty (not quite our thing)?  Or try to sell it and break even hopefully?

And if not, do we rehab all in now, do it slowly, get it livable and rent with the intent of terminating renters later to punch up amenities?   or perhaps I'm looking at it all wrong.  Thoughts?

I joined BP last year.  My husband and I have been investing in Buffalo real estate for quite a few years now.  We have been doing real estate on the side of having two full time jobs, and just a few short months ago I left my job to dig in and do real estate full-time.  We hope soon that my husband will follow once we have a little more cushion.  We have 12 units right how and did a rehab we thought we would flip, but rather, moved into.  Trying to do this full-time has me a bit weary (it all seems new again), and I am hoping to sharpen up my skills and make new relationships that I can utilize and give back to on all things real estate.
