Everyone has given great advice.  

I inherited a tenant.  The previous owners said that sometimes the check was 10 days late.  I knew I did not want that so I purposely put a hefty fine in place if the rent was late at all.  I also moved them to electronic payment.  To my surprise they loved the idea of electronic payment when we did the first lease signing.  All of their other bills are electronic and they were having trouble remembering to send a paper check every month.  I have had the property for 2 years and they haven't been late a single time. Just an echo to everyone else that electronic payment is the way to go.  

Loved the podcast, I know I will love the book just as much!  Personal finance and real estate in one book, dream reading!  Can't wait to get it in the mail, I was so excited to see it said "Best Seller" when I typed it into Amazon!
