I'm located in DFW. I work with a lot of multi-family/commercial investors. I'd be happy to meet up and even have some options for development ready to show you (if you're at that point). Hi Shaul, 

As an investor and agent, I'll let you know that finding a property that is $150k or less in DFW, even one that needs work, will be very challenging to find. You might be able to find a few in that range from some wholesalers, but I would be very cautious as a property at that price point is either going to need a ton of work or be in a very rough location. But, if you are experienced, i'm sure you can handle it.

The permitting is for your protection. If you know what you are doing and you are hiring a licensed plumber, you're likely going to be fine. But if you don't know bad work when you see it, then yes, have the inspection to make sure the work is done well. There's nothing worse then having a plumbing leak and having to rip out all the tile you just put in. 
Keep in mind that the contractors will likely charge you more because it does delay the process and their time is worth money and the permits also cost money. So, if they are pulling the permit for you, they will charge that back to you.

Hey Tramon, I'm not a truck driver, but i've worked with investors from all different industries. First, great job in bring proactive to get your credit up! The higher your credit, the better rate you will receive on your loan. I would focus on saving towards your down-payment and closing costs. That plus your debt-to-income ratio is really going to be the determining factors on your budget for your house shopping. You will likely qualify for FHA or Conventional loans which can be as low as a 3.5 to 5% down payment. Once you think you are in the ball park, get connected to a lender that can tell you exactly what you will qualify for! I can connect you with some great local lenders if you would like.

Once you have your pre-approval letter from a lender, you are ready to start house shopping. I hope that helps!

I too would recommend looking at short term or medium term rentals. Depending on the location, you might be able to make a good bit more. 

But if it feels like it's bleeding you dry and you are in a place to hold it to wait for either rental rates to go up or for the appreciation to build a bit more, then yes, I'd go ahead and sell. Going into spring/summer is a good time to sell.

I had a client purchase a small commercial property in a suburb of DFW in the fall of last year. Contracted price was $770K. We negotiated almost all of the necessary repairs to be completed before closing, but had some of the repairs credited at close. With 25% down and all of the seller credits, my clients brought $178,297 to the closing table.
