@Malia Irvine Girlfriend, you've gotta get hungrier. You've gotta be willing to do whatever.it.takes. Live on nothing. Work your tail off for more income. Save every single dollar you can. 

And if you can't find a way to get some cash, I'd say it's time to get real comfortable with cold calling, driving for dollars, or somehow finding a deal to bring to someone with some money.

Stop going back and forth with him, just take the legal actions you need to. Like Mark Twain said... Never argue with stupid people, they’ll drag you down to their level and beat you with experience.

I’m borderline obsessed with REI and my husband is happily along for the ride. I’ve found that going to our local REI meet ups has really increased his interest level because he gets to hear everything from other people (as opposed to his wife who can’t stop talking about it haha) and meet awesome people who are living the life that is still only a dream for us. It makes it real and reinforces the idea that we can do this!
This was a great podcast!! Kyle Dunleavy I know an older investor who is selling properties as the leases run out too, so that’s another reason. I ask everyone if they have any other properties they are looking to sell!

As others have said - choices. I have to be in control of my destiny. Also, I love the chase!

If I was locked out of my primary residence in which not only was I on the lease, but my belongings were still inside, I would have a major problem. 

You authorizing the lock changing put you right in the middle of this mess and was probably not the right (or legal?) thing to do. I'd get that figured out asap.

@Jason R. Welcome fellow DFW-er! I second the suggestion to get involved in your local REI meetings. They are awesome and my husband and I learn so many things every time we go, as well as making great connections!

Cash is a No for me too for safety reasons. I don't want a tenant to know I have that much cash on me.

@Alshan San That's interesting about the more expensive houses, could be a good opportunity I might have to check it out after all! Ok so driving for dollars is basically driving around looking for distressed houses - overgrown landscaping, lots of notices on the front door, etc. Once you do it a few times, the houses that are not well taken care of really stick out. Write down the address and look up the owner on the county property tax records. You can send them a letter, try to find their phone number etc for the absentee owners - meaning the owner's address is different from the subject property. I will even call 'For Lease' signs while I'm driving to see if the owner is interested in selling. Same with FSBO signs. I just look at it as you never know! You have to try everything until something works!

@Alshan San I haven't been to the auction yet myself but I've heard that people are overpaying. Believe it or not, I've had the most luck going through the FSBOs on Craigslist and just calling/texting the owners directly! I also do the driving for dollars thing sometimes, and I'll look up the property owner on Facebook and send them a message! I'm eyeing a multi-family in my area so I looked up the owner and I'm taking my husband to go knock on his door and introduce ourselves this weekend. I'm on a lot of wholesalers lists, but the numbers 99% of the time are laughable.

My goal is to really get in front of people because I think my biggest strength is building rapport and connecting with people. It's so competitive I think you have to find a way to get directly to the seller or potential seller.
