@Andres Aguirre I get comps from a couple of my realtor friends (both ARV and rent comps), and I also check the ARV with my hard money lender (who is also an investor/realtor) because if he is willing to loan me money on that ARV then it's gotta be in the ball park! ;)

So your HELOC must be massive to have been able to use it for an 8 unit and 2 SFR correct? Do you worry about trying to refinance down the road and the market having a different lending landscape?

@Anthony White That is so awesome, I hope to follow in your footsteps! If you are not refinancing your money back out, do you mind if I ask how you are coming up with down payment and rehab money? Is that all just going on your HELOC, line of credit, etc?

I actually just finished Real Estate Express and I personally wouldn't recommend it. I too saw the good reviews which is why I chose it, but here is my feedback:

- I found it to be incredibly poorly written so much so that it was hard to understand what the question was asking sometimes! Which makes it hard to test... It really, really read like it was written by someone in which English is their second language. It was bad!

- There were quizzes throughout each chapter which did not tie to the final exam in any way, shape, or form. Same with the Chapter Reviews! So that is very frustrating.

- It was very text heavy, just pages and paragraphs of words which is really hard to stay focused on.

I did the one for Texas, so maybe they vary a little, but I would choose a different program if I had to do it again!

Why does it have to be greedy to be ambitious? To want to see what you’re capable of? To set impossible goals for yourself and want to work to make them happen? How do you put a number on what that means for someone else?
