I am currently drafting a partnership with a few friends to invest in an AirBNB rental in Palm Desert. Would love to pick your brain about how you’re estimating ROI, as I can’t seem to figure out the best way to estimate annual ROI! Thanks in advance!

@Rick Pozos and @Michael Guzik- Thanks for your POV. I definitely thought about those things as well (everything really IS bigger and also, what areas would attract more people to live or rent a tiny home). We actually were just in San Antonio to drive around different areas, and decided to focus on the up and coming/hipster areas, like Tobin, Government, and Dignowty hill. 

@Brandon Miller- He does both communities and single homes, with his ideal being a community. He's just finishing up on a community of about 6, and he's done individual homes as well. If we can find a piece of land in an attractive area for tourists, we are thinking of doing just one tiny home there to test it out.

@Seth - Totally hear you on Austin, but I'm finding even Austin is a bit expensive for land, even. Something for me to weigh!

Chris Frydenlund did you ever end up doing this? My husband and I are looking into building tiny homes on land, so was curious your experience of developing on raw land.

My husband and I just got back from meeting with a developer in San Antonio, TX, named Peter French. He has done a ton of work in San Antonio, with his latest news coverage being around his Risingbarn.com project of tiny homes for affordable housing. He also does commercial and custom project tiny homes. He also tries to minimize waste when building and keeps building time low by using templated floor plans and each home is equipped to be 100% solar power reliant. Amazing stuff. For all of you local SA folks- what is your sentiment around these tiny homes? Good or bad for the community and neighborhoods?

My husband and I are about to close on our first rental property in Lehi, Utah! We decided to honor the current lease, which is up June 2018, and now we are trying to figure out what to do next. We are out of state and plan to be the landlords (not using a rental management company) until the lease is up next year. I have one specific question, and then welcome any additional advice or look-outs!

The current landlord is the real estate company that reps the seller. They said this: "With other deals I have done in my rental department we just use the lease agreement that is given to us buy the seller or current owner. But we let the tenants know the money comes to us now. Thats what i would suggest to the buyer." To me, this sounds shady if it's not in writing somewhere. I would assume we should resign with our own contract with the current tenants, and just copy over the current agreement parameters?

Additionally, since we are out of state, I was planning on asking for this additional information, but it seems a little invasive. Not sure what is necessary and what's a nice-to-have?

  • Tenant contact information (& emergency contact)
  • Spouse or co-tenant contact information
  • Description of pets and deposit paid, if any
  • Auto make, model and license number
  • Driver’s license number and social security number
  • Place of work and employer contact information
  • Income from employment and all other sources of income
  • Rent payment made upon signing of lease
  • Last month’s rent paid in advance, if any
  • Confirmation that rent is current
  • Amount of rental deposit, if any (include all refundable deposits)
  • Copy of current lease
  • Verification of ownership of all furnishings (drapes, appliances, etc.)
