Once you move out - make sure you switch to a landlord policy.

Of the letters we have sent out, probates we had luck with Probates.

If this was a HUD property unfortunately they will not make any repairs.

This happen to us last year . We were under contract on the property, the appraisal happened and listed on the appraisal were "damaged radiators" which was news to us ! Come to find they were not properly winterize and they exploded when it got really cold. HUD would not make repairs, but we could of backed out of the deal and got our deposit back.

Hi @Kaliya Nikole - curious why you think you can't wholesale with a RE license? 

There are many realtors, who are also wholesalers.

A check should never be made out directly to the Realtor, not normal practice. 

Contact her Broker.

@Mike D. -- I think this is a preference.  

For my rentals hardwood floors simply because they are easier to clean and maintain, longer durability than carpets.  Can make turnover time much faster!  On top of that gives the home more value, which helps rent faster or even sell faster down the road.  It may also be better for competing with other quality homes.

Tenant: We love the house, but the kids go to school in another township, they would have to switch.  What can I do about that?

Me: Unfortunately there is no way for me to pick up the house and  move it into the correct township for you.
