Try ReCasa Financial Group.  Their rates are not as low as conventional financing but they are not nearly as high as "hard money".  Erik Williams or Steve Radomile should be able to assist you.

I am purchasing my first apartment building (8 units) in the Pittsburgh area and am about to have the property inspection.  The property inspector quoted me $1500 for the inspection.  Does this seem reasonable?

Looking for a CPA in the Pittsburgh area that has significant experience working with real estate investors.

In a recently purchased SFR in which the tenants will be covering all utilities, I have been asked by the gas and electric companies to enter into a Utility Continuation Agreement so that the utilities automatically go back into my name when the tenants move out or terminate service. Are there any advantages to refusing to execute these agreements? Are there downsides to entering into these agreements with the utility companies?
