@Jay Hinrichs - thank you for your reply. so it's my understanding from your reply "pass through escrows" are another way to say a "double close"?


Simply put, i need to own the property and close on it and get my name recorded on the property by the county, then resell. This process can take several days.

So is it possible to put my buyer under contract even before owning the property? just to ensure that I am mitigating my risk and ensuring they will pay for it.

I appreciate all your help

Counties including several along the west and along the south?  @Noel Felix III I am assuming you're asking because it is county specific?

I recently purchased a piece of vacant land property with junk/vehicle sitting on there.

Can I consider this my belonging since nobody has come to claim it since the last owners for several months? I’ve got an RV (messed up inside), and a pickup truck with a motorcycle sitting in it.

I’m currently working on a rehab project with a home and all of the belongings inside were mine and we were able to bring in people to salvage the junk and make some cash on it.

So 2 questions

  1. Is the junk min because it’s been sitting on my property?
  2. Is it worth marketing these junk as “salvageable” for buyers? or does that scare away buyers?

Hi BP'ers 

I wanted to wholesale a couple properties in Oregon, but couldn't get conclusive information whether or not if I could.  So I went with a double close, but the title company seemed very incompetent to do it.

So I'm looking for recommendations:
1) Any recommendations on an attorney in Oregon who can help close a wholesale transaction?
2) Any recommendations on a title company familiar with double closes? I was working with one who barely knew the process

I've been hearing the term "acquisition manager" a lot lately. 
And I am an out-of-state investor and this sounds like something that will help me scale my REI.

So for those who have knowledge about "acquisition managers":

1) How did you meet and approach them about becoming your acquisition manager?

2) How do you make it worthwhile for them to become your acquisition manager (compensation)?

3) What is your process like working with you acquisition manager?

4) How has your acquisition manager changed your investing goals?

So I'm getting the system down and have started to get motivated seller leads.  But I'm not able to put a place under contract because I just don't have the right key players.

So I want to put this out to all the virtual wholesalers out there.  What key players do you need in order to get a place under contract.

I don't have someone who can walk a property to get an estimate.

I don't have someone who can help me negotiate the property in person.

Who do I need to team with in order to make this happen.  Essentially what are those roles called and are they typically other investors, real estate agents, etc.

Doing this virtually is a bit confusing at first, but I think I've got the ball rolling up until this point, but need a few more pieces to secure a deal.

Post: First lead on craigslist...? (What next...)

I just got a lead via Craigslist.  I posted that I am looking to purchase a home for cash...

Not sure if this is the norm, but my first reply to my post came in today which simply stated:

her name.. the addresses of her 2 properties and her email along with the sentence

"looking to sell 2 investment properties"


Now I'm not sure if this is the norm to get emails like this... which ends up becoming misleading... or is a true lead.

I don't want to celebrate this small win of mine just yet.... as I'm not sure if I am missing something here.

To be honest, i JUSt started getting into wholesaling and I am looking to test the waters on Craigslist.  I am fully not equipped to move forward just yet, but what is the usual next step after finding a motivated seller in terms of conversation with them?
