@James Kojo would love to hear your experience out there. Can I ask what the property is (SFH or MFH?) and price range? Rehab needed?

Since I'm looking across the border (from Canada) into the USA, I will need to invest in a city that I have not much information on (at least not yet). Planning on a Buy and Hold.  But how does one decide on what city/state to invest in?

What factors must I consider before focusing on a city/region?

Given - I don't have much of a network (at least not yet).

I've been eyeing the Columbus area as well and thinking of heading out there sometime. I have a virtual staff member of mine who I've been working with for many years who recently moved out to Westerville  (approx 20 mins from Columbus) and she absolutely loves her area.

Wish I could offer more info, but please share with us what your thoughts are about Columbus.

(PS - sorry for my lack of lingo knowledge, but what do you mean you'll be avoiding the student dives? not sure if thats in regards to the bars/restaurants or RE :P )

As I start learning SO MANY new terms, one that I see often is the term "Turnkey" - something I've never heard about... 

My basic understanding is that inorder to complete a turnkey process, you are buying the property, rehab, finding tenants, then selling to an investor who will have everything setup for them. Please correct me if I am wrong.

Can any of you share your experiences completing this whole process?

Anything to specifically watch out for that you didn't realize at first?

Is this a very common strategy for investors?

Looking forward to hearing some of your stories!

@Ali Boone - that's correct, Canadians don't have LLCs but we have corporations, i believe thats the equivalent?

@Joe LaFleur do you mean that TD Bank is very helpful because TD is also in Canada?

Can you put this into context - what would you be communicating? And would this be a broadcast or direct communication with the guest?

I'm assuming because you don't want them to contact your phone directly and have a company account on the app?

@Troy Pirsich thanks for your reply. I agree about monitoring your properties from 1000's km away is a bit worrisome. Another alternative would be to JV with someone who lives in the state side so at least 1 partner isn't too far to keep ane ye eon it.

I have a property out here in BC Vancouver, but that wasn't done deliberately to be an investor... good thing I lucked out on appreciation, but to get into the market here for a neutral cashflow or slightly positive just doesn't make sense to me.

I do plan to attend some upcoming local meetups and check out the scene (first time!)
