Hey Ray

A sagging foundation could mean some wood girders under house need replacing. As long as the concrete doesn't have major cracks you should be ok. We have lifted many homes and added addition piers under the house to level thing out. Just remember when lifting and leveling out you will get cracks in the walls and ceilings. Have a good look at all the concrete foundation and put a level on floors and walls to see how off they are. It doesn't sound as bad as it seems. Good luck

Well by doing a little home work you figure out what is possible to develop and the density allowed. Also check out utilities, power, water, fire hydrants, and sewer. Find out if it's at the porperty what side of the street it's on and if it's not there find out how far away things are. This will help put some rough costs together and if you decide to sell it you will look like you did your homework and that is worth something when you go to sell.

Well Annett you can drive around and look for rundown properties and knock on doors. You can buy a house that is listed and add square footage. You can double your money on the added square footage. Network with agents from different brokerages and they may have and off market deal or know of someone who does. What area are you interested in?

Most likely will be selling this project when complete, so I see the pros and cons of each. I feel a good quality pre fab panel system will be less maintenance and or repair versus tile. But you can get a nice wow factor with tile but at double the cost. I appreciate are your input.

Thanks Mike. I am mostly looking at a cost savings as well. I am building townhouse style apartments and with covid material costs are a bit crazy. But I don't want to get lower rents because I went the less expensive route.

Will tiling a shower bring in higher rents compared to just installing a prefab shower enclosure?

Im sorry I missed this event.  Hopefully this will be a monthly event.  Looking forward to the next one.

I am assuming this is a raised foundation, and being so leveling out that section of the house is not that big of a deal. Pulling permits now a days is a pain with covid and all.  The hard part is finding someone that will do it with out ripping you off.  This is something you can do if you dont mind getting dirty and crawling under the house.

Are you planning to live in this or flip it?

Long Beach is a decent size city.  It will depend on which area of Long Beach he wants to live in.  East side is mainly single family, but buying in will be more like 600k range now a days. Belmont shore and Ocean Blvd will most likely be over the 500k price point as well.  Is he open to the surrounding areas?
