Hello BP,

I feel like I lack a lot of knowledge in construction, estimating jobs, order of operations, etc. I was wondering if any seasoned fix and flip investors know of any classes, book, blogs, or anywhere I can get more informed on the process. I have a plan to pay some contractors to walk properties with me and give me the run down on line items, and how to  understand the process but I feel like I could be learning more. Any help is greatly appreciated. Thanks a lot for any help in advance.

I agree with this. If you’re using hard money you drastically lower your prospects for cash without having an entity set up.

I have family in Canada that is willing to come in and gap fund a deal I'm working on. My questions is how does taxes work for him, Will he get taxed twice? Any input is greatly appreciated.

@Guy Gimenez Thank you for the feedback. He did teach us to network and get wholesale leads. I'm working on meeting the correct people. I have a few wholesalers that have sent me leads but it seems that anything that looked worth it was bought already. I would love any leads on wholesalers if you're willing to share. As for marketing, I have joined Houston REI group and looking to network through them, I just got BP, I have joined any Facebook group related to real estate in the Houston area. Searched craigslist, marketplace and let it go. If you have any other avenues I should explore please let me know. Thanks again sir
