@Chris Collins that is some really good points! Any specific areas you are looking at? Do you plan on doing flips and rentals?

I would love to hear and see how many out of state investors there are that invest in Pittsburgh. Why do you invest here? How? How long have you been?  What"s Your strategy for it? 

@Heather Moore what is the point tracking how long a specific house is under contract? What are you looking to get from that information?

Who Invests in the Pittsburgh market out of state? Why do you invest in Pittsburgh and with what strategy?

How do you vet the properties being out of state?

So i have been talking with this older gentleman that has 6 places he eventually wants to sell. He is the blue collar type and has kept these places in great shape. Some of them in to good of shape but he is wanting to retire from it soon and i have been slowly selling him on the idea of doing it all at once with me helping him find a buyer. However there are challenges that are new to me. 

1. He wants way to much i think

2. I never did a portfolio buy is it a different Cash on Cash Return?

I would say solely based off the rents its worth around 500K i think he wants around 1 million    

Total rents are $72,500/m but Easily could be raised.
