Hello!

Ok so I recently been thinking about using my GI bill to go to school. I’m not at all a school person but sense they will pay me to go and I can use that education to enhance my investor skills I figured why not?

However I’m not sure what I should go do that would be the best use of my time. I would like to learn as much as I can about every aspect of redoing(flipping) a house. Also cost Analysis and running a business. I’m thinking general contracting and getting my contractor license. But who knows if there’s a more focused pathway.

You can also look for Seller financing deals where you can come in with 10% or less down. You can collect rent for a couple of years and use that money and the money you have from your existing properties to pay off the balloon when it comes.

Very little experience with horses so we would opt to having the boarders do their own care. I could probably feed them and clean but not much else.

Well turns out after seeing the Sellers disclosure this is not the place for us. However what would have made it hard would have been the monthly payment for both places. Assuming we could find a renter that was willing to move in right away to our old home we would still have to pay $2,800/m on the farm. We would have to figure out how to make a extra $500/m and stick to a very strict budget. Was trying to find ways to make money off the farm with little to no work ourselves like rent the stalls out or rent the land out for hunting or something.

I would also recommend not to be afraid of areas outside of Allegheny county. Like Butler or Beaver county, I have been able to find some good deals when i comes to cash flow out there.

Story time: Ok so i'm hoping this awesome BP community can help me solve a problem i have. I want to buy this farm that sets on 18 acres and has a six stall horse barn. I can get a VA loan for 550 (asking price) @ 2.5% and 0 down, the payment for this monthly is high. It would be a big stretch for us to make this work. To make this even harder we want to keep the current house we live in as a rental that we just bought a year ago.

Thoughts: This is crazy and i'm just dreaming here.... but what if i could make this work!? We could rent out our current house to cover the mortgage here and possibly rent out the barn to cover the mortgage for the farm also. 

Ask: If anyone has experience with a impossible situation like this please reach out. If anyone has ideas about how to make this work please reach out.
